Thinking of buying? What we know about Jacob & Co apartments in Mohali, and what to ask

A famous name on a building can make a purchase feel safer than it is. With Jacob & Co Apartments Mohali, there is plenty of buzz and not much paper yet. The project was announced on 26 October, which means most of the questions a careful buyer would ask do not have official answers. This guide separates what is confirmed from what is still open, and lists what to ask GB Realty when the brochure arrives.

What is confirmed

Under the GB Realty Jacob & Co partnership, a project referred to here as Jacob & Co Residences Mohali is planned on Airport Road. Five residential towers are planned: three under the Jacob & Co name and two as Salman Khan Residences. Jacob & Co will design the entire development, while GB Realty builds it. The developer's planned investment is ₹2,400–2,500 crore, including more than ₹1,000 crore for land.

One report mentions 3, 4 and 5 BHK apartments. The developer has not formally confirmed configurations, so treat that as indicative rather than final.

Jacob & Co Mohali price

There is no official price yet. The investment figure is worth keeping in perspective: it covers land, construction and project costs for the whole development, so it says little about what a single apartment will cost.

Sister projects show why patience helps. Property portals list prices for Jacob & Co-branded homes in Noida and Gurugram, and the figures differ from site to site. When GB Realty releases a cost sheet, ask for the all-in number, not just the headline rate. That means the base price per square foot, any location or floor charges, parking, club membership, maintenance deposits, taxes, stamp duty and registration.

Jacob & Co Mohali amenities

An amenity list has not been released either, so anything specific you read online is speculation. What can be said is that in branded residences elsewhere, buyers typically look for design-led interiors and lobbies, concierge-style services, a clubhouse, wellness and fitness spaces, and strong security. Because Jacob & Co is designing the whole development, it is reasonable to expect its design identity to run through the common areas, but that is an expectation, not a promise.

A word of caution on perks. Coverage of the Noida project says each buyer there receives a Jacob & Co watch. That was specific to Noida, and nothing similar has been announced for Mohali.

Once the specifications are out, ask:

  • Whether apartments are sold ready to move into, semi-finished or as a shell.
  • Which finishes, fittings and appliances are included, and by which brands.
  • What the maintenance charge covers, and who operates the building.
  • How many lifts, parking bays and security layers each tower gets.

Jacob & Co Mohali reviews

There are no resident reviews, because nothing has been built or handed over. Be wary of any page that offers glowing "reviews" of a project that was announced days ago. What you can do instead is judge the people behind it.

GB Realty is a relatively new developer. A company profile published this month says it was founded in 2024, and this is its first branded-residences project. That is not a reason to walk away, but it is a reason to ask for evidence: visit anything the company has built, check its RERA record, and speak to buyers in its other schemes if they exist. It is also worth talking to owners in Jacob & Co's other Indian projects to learn how responsibilities are split between brand and builder.

Questions about the brand partnership

Branding is a licence, and licences have terms. Ask GB Realty to explain the brand agreement in plain language: how long the branding lasts, who is responsible for quality and service, and what happens to the name if the arrangement ever changes. A good developer will answer without hesitation.

A short pre-booking checklist

  • A valid Punjab RERA registration number you can verify yourself.
  • A payment plan tied to construction milestones, not just dates.
  • A written possession date with a penalty clause for delay.
  • A clear statement of all recurring charges after handover.
  • Approved plans that match the brochure.

Who may find it appealing

Buyers who value design and brand identity, want a home in the Chandigarh–Mohali–Panchkula region, and are comfortable waiting for a project that is still at the announcement stage. It is less suited to anyone who needs a ready-to-move home soon, since no launch or possession dates exist. Investors should also remember that resale value for branded homes depends on the brand's pull and the building's upkeep, neither of which can be tested yet.

The bottom line

Branded homes can be a rewarding purchase when the brand, the builder and the paperwork line up. For now, Jacob & Co Mohali is a promising announcement with an open list of questions. Treat it that way, ask for everything in writing, and make a decision when the facts arrive.
