Nakheel Bay Estate: Waterfront Homes at Dubai Islands

Nakheel Bay Estate is a new gated waterfront community at Dubai Islands. Nakheel launched the project in October 2026. The development includes around 360 three- and four-bedroom homes, along with beachfront and waterfront plots.

Bay Estate is planned as a low-density coastal community. The homes include garden villas, attached villas, and townhouses.

The project is divided into three collections. Cala focuses on lagoon living. Verda has green spaces and family homes. Agora offers a more connected neighbourhood setting.

The wider estate covers about 653,709 sq. m. It will have around 2.4 km of beachfront and 6.5 km of waterfront.

Plans also include swimmable lagoons, beach access, green areas, sports courts, retail spaces, wellness facilities, and a clubhouse.

Dubai Islands is a five-island waterfront destination off the Deira coast. The masterplan includes beaches, parks, marinas, hotels, and residential communities.
